A new life for an icon of EUR: the former Nato Pavilion leased in the core of EUR

Dils and Cushman & Wakefield acted as advisors in the leasing of the prestigious property known as the “former NATO Pavilion,” located at Viale della Civiltà del Lavoro 38, in the heart of EUR, the Capital’s main business district. Dils assisted the landlord, GO Italia V fund managed by Kervis SGR and fully invested by BGO, while Cushman & Wakefield advised a global technology company in its search for a property that met the highest security standards, offered proximity to public transport, and featured an iconic image aligned with the brand’s identity.

The former NATO Pavilion is a standalone building of approximately 1,800 sqm spread over three floors, complemented by an exclusive rooftop. Originally built for the 1942 Universal Exposition, the building is a unique architectural landmark of great historical value. It has now been completely redeveloped through a regeneration project that preserved its original identity while giving it a contemporary look.

Now leased to a major global tenant, the building enhances the prestige of EUR – particularly its Core area – and contributes to the district’s overall value by boosting its attractiveness, services, and economic ecosystem.

This redevelopment is part of the wider transformation of the entire complex at Viale della Civiltà del Lavoro 38, conceived as a true urban campus spanning approximately 22,000 sqm. The site comprises two buildings connected by a large 2,000 sqm landscaped area. The project has given the complex a renewed identity, enhancing its architectural quality, energy efficiency, and functional layout.

The campus, which is fully ESG compliant and targeting LEED Gold certification, incorporates sustainable technologies including high-efficiency systems, solar panels, and expansive green areas. Designed to ensure maximum comfort and wellbeing, the spaces feature terraces for networking, large communal areas, and an exclusive food & beverage zone within the Pavilion.

With this lease, the occupancy rate of the entire complex has reached approximately 90%, further solidifying its position as a key hub for top-tier international companies. Around 3,000 sqm of space remains available – a unique opportunity for companies seeking modern, sustainable, and high-profile offices in the heart of EUR.
