GENERAL
The Chewing Gum Ball Factory is located in the vibrant Overamstel area, near Park Somerlust, the Rivierenbuurt, and the Amstel. This area is undergoing a transformation from a former industrial area to a dynamic mix of living and working, equipped with all the associated facilities.
In addition to existing industrial activities, this development also provides space for creative and media-related companies. Renowned organizations such as Greenpeace, Social Impact Factory, Warner Bros, Picnic, and Hello Fresh are located in the immediate vicinity. Part of the Chewing Gum Ball Factory is the building "The Factory", where an office space is available on the first floor of the former factory space. By public transport

Notice period
At least 12 months before the end of a lease term.
Lease term
Minimum 5 years.
Rent payment
Payable quarterly in advance, an amount equal to 3 months' rent and service charges, both amounts plus VAT.
Security deposit
The tenant must provide a bank guarantee equal to at least 3 months' rent and service charges, both amounts plus VAT. The bank guarantee will be issued by a reputable Dutch bank, in accordance with the attached model.

Lease agreement
According to the landlord's model, which is based on the lease agreement for office space and other business premises within the meaning of Article 7:230a of the Dutch Civil Code and the associated general provisions, as established by the Council for Real Estate (ROZ) in January 2015.
VAT
VAT will be charged on the rent and service charges. In determining the rent prices, it has been assumed that the tenant will perform VAT-liable services in the leased premises for at least 90%.
