Rent adjustment
Annually, for the first time one year after the commencement date of the lease, based on changes in the consumer price index (CPI) series CPI-All Households (2015=100), as published by Statistics Netherlands (CBS).
Lease term
Ten years with five-year renewal periods.
Termination notice
Mutual notice period of 12 months prior to the end of a lease period.
VAT
Tenant declares that at least 90% of their activities consist of VAT-taxable services on a permanent basis.
Security deposit
A bank guarantee or deposit equal to three months’ rent including VAT.
Zoning plan
The tenant is at all times fully responsible for obtaining the necessary approvals and/or permits from the competent authorities for establishing their operations at the location.
Should it appear after signing the lease agreement that the tenant's intended use is contrary to any public or private usage regulations, the landlord can never be held liable. Verifying whether the intended use is permitted under public or private law is solely the responsibility of the tenant.
